for property developers

Spend your time on the deal — not the spreadsheet and the PDF pile.

Property development runs on fragile feasibility models and a deluge of documents — consents, LIMs, titles, contracts, consultant reports — across a dozen projects and a rotating cast of consultants. We turn the spreadsheet into a real app, pull the figures out of the documents automatically, and let you ask a plain question of a whole deal folder. Kept private and on-shore. The build, fast, from someone independent who'll tell you straight.

in plain terms

iterate builds the software, automation and AI that property developers actually need. We turn the feasibility and cashflow spreadsheet into a real, auditable app; we use AI to read your consents, LIMs, titles and contracts and pull the dates and figures into your model; and we build a private "ask your deal folder" so you can query a whole project in seconds. Sensitive deal documents can run on controlled, on-shore infrastructure, never a US cloud. Independent, fast (days not quarters), and we'll tell you when you don't need it. Engagements from $400.

sound familiar?

The numbers and the paperwork eat the day.

  • The feasibility model is a spreadsheetFragile, undocumented, and one wrong cell can blow up a deal. Scary to change, and really only you understand it.
  • Every project is a PDF avalancheRC decisions, LIMs, titles, contracts, consultant reports. The condition or figure you need is buried on page 40.
  • Re-keying from documents into the modelYou read the report, then type the numbers into the feasibility by hand. Slow, and one transposed figure is expensive.
  • Investor and status reporting by handPulling the same numbers together every month into an update, instead of it just being there.
  • An entity per projectSPVs and Xero files multiplying, with reconciliation and reporting a manual scramble across all of them.
  • Confidential dealsYou'd love AI to help, but you can't just throw JV terms and financials at a US cloud.

what we build

The model, the documents, and the answers.

Start with one project or one painful piece. Prove it on a live deal, then roll it across the rest.

01

Feasibility & cashflow, as a real app

The model that's secretly a system, turned into a validated, auditable app. Version history, access control, no more "which spreadsheet is current". The logic you trust, minus the fragility. See spreadsheet replacement.

02

Documents → your model

AI reads the consents, LIMs, titles, contracts and consultant reports and pulls the dates, conditions and figures straight into your numbers. No more re-keying from PDFs. See practical AI.

03

Ask your deal folder

A private search over a whole project: "what's the latest on X?", "show me the clause about Y" — cited answers in seconds, not an afternoon hunting. Plus investor and status reports auto-drafted from your data.

the bit that matters for deals

Your deal docs never have to leave the building.

The usual catch with AI is that your files go off to a US cloud where you have little say over what happens to them. For confidential deals — JV terms, financials, vendor and purchaser details, off-market opportunities — that's a non-starter.

So we don't have to do it that way. We can run the AI on controlled, on-shore infrastructure, so your deal documents stay private, never sent offshore and never fed into a training set. You get the speed and the time saving with the confidentiality intact. Nobody else in this market offers it.

  • Private, on-shore inference for sensitive files
  • Documents never fed to a training set
  • Plain about exactly what goes where
  • Independent — no vendor pushing your data their way
  • A human in the loop on anything that matters

how we work

On a live deal, fast.

No drawn-out discovery. We start on something real and ship it.

01

A no-obligation chat

Tell us about a current project and where the time goes. No pitch, no fee. We'll tell you honestly the one thing worth automating first.

02

One painful piece, from $400

We take the worst bit — a model tidy-up, a document-extraction on one project — and build it against your real deal, so you see it work before committing to more.

03

Then roll it across

Once it's proven on one deal, we extend it across your projects and take on more of the tech as it earns trust. Right-sized, in the order that suits you.

what it costs

From $400. Published, not "contact us".

Start with a focused fix from $400 on a live project, prove it, and grow from there. Bigger builds are quoted up front, fixed where the scope is clear. Your time's worth real money and a missed date costs more — automation that de-risks a deal pays for itself fast. No lock-in.

common questions

Answered straight.

Will you turn my feasibility model into an app without breaking it?
That's the job, and we do it carefully. We keep the logic you trust, check the new app's numbers against the old workbook line by line, and only switch over once it matches. You get validation so a wrong cell can't quietly blow up a feasibility, version history so you can see what changed, and access control so the model isn't one shared file everyone can break. The flexibility stays; the fragility goes.
Can AI really read a council decision, a LIM or a contract?
Yes — this is exactly what current AI is good at. We point it at your actual documents (RC decisions, LIMs, titles, contracts, consultant reports) and it pulls out the dates, conditions, figures and obligations into your model or a summary, the same way every time. You stop re-keying from PDFs, and nothing important hides in a 60-page report you didn't have time to read.
Is my deal information safe with AI?
It can be, and for property that matters. Confidential deals, JV terms, financials and client details should not be thrown at a US AI cloud. We can run the AI on controlled, on-shore infrastructure so your deal documents never leave a place you trust and are never fed into a training set. You get the time saving without the confidentiality risk — and we'll be plain about exactly what goes where.
We run an entity per project in Xero. Does that work?
Completely normal in property, and we work with it. We connect your project entities and SPVs so reporting and reconciliation aren't a manual scramble across a dozen Xero files, and so the numbers flow into your models and investor reports instead of being re-typed.
What's the smallest thing you'll do?
Engagements start from $400 — a focused fix to prove the value, like a document-extraction automation on one project or a tidy-up of a single model. Most developers start there, see it work on a live deal, then we take on more across projects. No big-firm minimums, no lock-in.
Why property developers specifically?
Because the pain is acute and the workflow is document- and model-heavy, which is squarely where we add value. You're an owner-operator who can say yes fast, your time is genuinely worth money, and a missed date or a modelling error costs real money — so automation that de-risks pays for itself quickly. We go deep here on purpose.
